This home had was in contract for $1,355,000 and it appraised at $1,250,000. I believe the appraisal was done in error and it is attached to the documents tab. More public remarks... Active 11344 N. San Clemente and has a "quality of construction" decrease when the only difference is the 90 degree slider.
Or uses my listing of 2727 sq ft on 17662 W. Whitefish, with no golf course that closed for $1.285M, and gives this subject property a lower appraisal value. That was really a basic house but for the backyard. Not as many upgrades as the subject property.
So he used that single story (when he said he couldn't possibly do that... then omitting my listing across the street from Whitefish (located at 11143 N. Mckinney St, Surprise, AZ) that just APPRAISED AT VALUE FOR $1,450,000 (with less square feet and NO GC LOT). I specifically asked him to account for this and he refused "because I can't use single level homes." Then, proceeded to use the Whitefish comp.
11020 N Hershey St - This home closed at $1,150M and might be the strongest comp FOR the contract price. Buying this home meant: having multiple two story homes looking down into your yard, no GC lot (+$150-$300k), no landscaping (+$150k ... or even if you just want to add the $100k as he did), and NO upgrades (+$100k - absolute basic # btw). All basic numbers added up = $350k.
17195 W. Piperton St was also my listing. This home was on a lot that had multiple two story homes looking into your yard and not even close to the amount of upgrades + no GC lot. This home is also not the same model.
11498 N. San Clemente St - he used a house someone died in also unsellable due to style... they had to remove it from the market and sell off all the stuff and the heirs just wanted it gone.
17662 W. Crawfordsville Dr - a Ballantyne that closed for higher value ($1,261M) than he appraised the subject property for AND IT ONLY HAD A DIRT LOT. Since he's giving out $100k of landscape/pool value, I believe we have found our contract price.
And zero accountability for all of the homes closing on hole 18 recently for $2M+ with dirt lots. And with the same square footage as the subject property.
